For each land-use component i: demand Dᵢ = Qᵢ · rᵢ · fᵢ, where: • Qᵢ = quantity (e.g. m² GFA, units, seats) • rᵢ = rate (spaces per unit) • fᵢ = concurrency / diversity factor (0–1 for shared parking, default 1.0).
